Google Ads for Real Estate in Hyderabad: How to Get Genuine Site-Visit Leads

Ask any sales team at a Hyderabad real estate project about Google Ads leads and you'll hear the same complaint. Plenty of form fills, very few site visits. Wrong numbers, people looking to rent, brokers, students who clicked by accident. The campaign looks busy in the dashboard and the sales team stops trusting it.

It doesn't have to be that way. Search is still one of the best channels for property, because the person typing "3 BHK flats in Kokapet" is telling you exactly what they want. The problem is usually how the campaign is set up and what it's told to count as success.

Why property leads go cold

Most poor-quality campaigns share three habits. They optimise for form submissions, so Google happily finds people who fill in forms, whether or not they'd ever buy. They target broadly, including people who merely showed interest in Hyderabad from anywhere in the world. And they send traffic to a generic page with a phone number and not much else.

Fix those three and lead quality usually changes faster than any amount of bid adjusting.

Start with the searches buyers really make

Serious buyers search with a locality and a configuration: "villas in Tellapur", "2 BHK ready to move Gachibowli", "gated community near Financial District". Build ad groups around those combinations, matched to the project you're actually selling. Broad terms like "flats in Hyderabad" bring volume, but they also bring browsers.

Then spend real time on negative keywords. Words like rent, rental, PG, hostel, jobs, salary, resale (if you're selling new inventory), loan and plot, if you don't sell plots, quietly eat budget every day. Review the search terms report weekly, especially in the first month.

Target people, not interest

In location settings, choose to reach people who are in or regularly in your target areas, rather than people who are interested in them. Then decide deliberately where your buyers live. A project in Kollur might sell best to families in Miyapur and Chandanagar, IT professionals around Gachibowli, and NRIs in the Gulf.

If you advertise to buyers in the United States or Canada, Google's housing ad policy applies there and limits targeting by age, gender, family status and postcode. Plan NRI campaigns for those countries with that in mind.

From a Google search to a booked site visit: the steps of a real estate lead journey
Track every step, not just the form fill.

Send them somewhere that answers questions

A buyer comparing three projects wants floor plans, price range, possession date, location advantages and a way to book a visit. Give each project its own landing page with exactly that, fast on mobile data, with the RERA registration number clearly shown. Telangana RERA requires the registration number in property advertising, and buyers increasingly check it.

Offer more than one way to respond. Many Hyderabad buyers would rather send a WhatsApp message or call than fill in a form, especially NRIs in a different time zone. Make the WhatsApp button and click-to-call as prominent as the form, and track all three.

Ask a little more, get better leads

Short forms bring more leads; slightly longer forms bring better ones. Adding two qualifying questions, such as budget range and when they plan to buy, filters out a lot of casual enquiries and gives your sales team something to open the call with. Offering a calendar to pick a site-visit slot is even better.

Tell Google which leads actually turned into visits

This is the step most campaigns skip, and it matters most. If your team marks leads in a CRM as qualified, site visit done or booked, those outcomes can be sent back to Google Ads as offline conversions. Over time the campaign learns to find more people like the ones who visited and bought, not just the ones who filled in a form.

Even a simple setup helps: a shared sheet or CRM where every lead gets a status within a day, imported into Google Ads each week. Speed matters too. A lead called back within minutes is far more likely to book a visit than one called the next morning.

Performance Max, carefully

Performance Max can find buyers across YouTube, Gmail, Discover and Maps, but without good conversion data it often finds cheap, low-intent form fills. Start with Search campaigns built around project and locality keywords, get offline conversions flowing, and then test Performance Max with the same qualified-lead goal.

A simple checklist before you spend

Before the next launch, check that each project has its own landing page with the RERA number, that WhatsApp, calls and forms are all tracked, that location targeting uses presence rather than interest, that a negative keyword list is in place, that the form asks at least one qualifying question, and that someone owns calling every lead back quickly and recording what happened.

None of this is complicated. It's just usually skipped in the rush to launch, and that's where most of the wasted budget in real estate advertising goes.
